Stop comparing commission in Excel: 95% of zero is still zero

The dumbest thing new agents do is shop around comparing commission percentages like they are picking stocks. So the firm gives you a 95% split, then what? If you cannot close, 95% of zero is still zero. Do not pick a platform by how much it gives you. Pick it by whether it can keep you alive through the first 90 days.

Start with the real Malaysian numbers: the entry bar, and a new Affirm Plus agent's first year

In Malaysia you cannot start selling property by joining a WhatsApp group. You first complete the two-day Negotiator Certification Course recognised by BOVAEA (the Board of Valuers, Appraisers, Estate Agents and Property Managers), get your REN number, and attach yourself to a registered estate agency, because commission can only be paid to you legally through that agency. The licence is the entry ticket. What decides whether you survive is whether the firm has a system that pushes a new agent to the first deal. Affirm Plus Properties team figures, 2026:

Take these four numbers to any firm you are thinking of joining. If they cannot answer, or answer vaguely, that is exactly the "left to fend for yourself" this article is about.

1. New agents do not die from lack of ability, they die from being left to fend for themselves

The worst dropout rate in this industry happens in the first three weeks.

Most people are not unwilling to work hard. They just get thrown into the deep end with nothing: no ready listings, no proper leads, and no idea what to do after posting on their social feed. They finally get one appointment, the client no-shows on the first viewing, and that night they start questioning their life. A month later they quietly leave the group.

No matter how big the commission pie sounds or how high the split they promise, if there is no system to get your first deal out fast, it is just the company passing the risk to you with an IOU.

2. Judging a leader: strip it down to these four layers

When you go for the interview, do not listen to the sales talk. Measure with these four rulers:

3. If you are on the quieter, more passive side, never bet your future on your leader's mood

The most depressing way to die in this industry: the company assigns you a leader who looks like a top producer. And then? He is out chasing his own deals all day, does not pick up calls, reads your WhatsApp and never replies. It is not that you do not want to move forward. Every bit of your progress is stuck on waiting for him to reply.

A new agent who is not outgoing, or even a bit passive, gambling on luck to land a good mentor will most likely die badly.

What you actually need is a cold, precise, step-by-step system:

Let the system push you forward instead of living off your leader's mood.

4. On a platform with enough buoyancy, drowning is hard

A lot of newcomers hesitate: the open sea looks too rough, the pool feels too cold, the hot spring feels too comfortable. The problem is not the water. The question is whether you dare to jump.

But a good platform should really be a high-salinity Dead Sea: infrastructure, ground-level data, automation tools and the path to closing all laid out. Even if you are a terrible swimmer, the sheer buoyancy of the system holds you up so you do not sink easily. Your only job is to fire every bullet at connecting with clients and closing.

5. The counter-intuitive truth: the smooth talkers usually die first

Do not assume sales means talking non-stop. The consultants who last longest and earn most steadily in this line usually say less but think much more sharply. The ones who talk big and brag about their gift of the gab often starve by month two.

Because property was never about verbal acrobatics. It is about three extremely boring but deadly things:

Zero viewing = Zero closing. Talking can be trained, but the grit to finish those three actions every single day cannot be faked.

Common questions

High commission with low base, versus a normal split with a solid system underneath. Which one?

New agents pick the system, veterans pick the split. Without a system holding you up, any split is a castle in the air. Use the system's ammo to build deal volume first. Survive first, then you have earned the right to talk about ceilings.

I am introverted and not good at socialising. Can I really do well as a property agent?

Yes, and you may find it easier to become the consultant type. Clients today are most turned off by slick salesmen. They trust the steady professional who can analyse an asset with real data and objective logic.

What should I focus on in the first three months?

Run it by structure: build the client list, complete the first viewing, push the first offer. Keep the three daily actions going - viewings, listings, follow-up - instead of going by feel and hoping for luck.

Next step

Thinking of joining, or already in a team and stuck halfway with nowhere to go? Forget the sales pitch, look at the actual playbook. Send over your personality, past background and the blocker you worry about most, and you will get a week-by-week execution roadmap for the first 90 days, plus a read on whether this line is really for you based on real data.
